An emergency refers to an unforeseeable event that has the potential to cause significant harm or damage to the property.

Some examples of such emergencies include:

- If you suspect a gas leak at your property, please call Transco directly on 0800 111 999 and vacate immediately.
- Severe leaks/floods.
- Loss of electrical power/failure.
- Blockage of your only toilet (Please be advised if the blockage has been caused by yourself you will be liable for payment of invoice).
- Broken windows or doors (if you have been locked out or misplaced your key please call out a local locksmith Beals/Landlord will not be liable for this cost. You will need to obtain three sets of keys. (One for yourself, one for the landlord, and one for Beals).

If your landlord has engaged our services for tenant finding or rent collection, we kindly request that you contact them to make arrangements for any necessary repairs to your property.


If your landlord has opted for our fully managed service, we urge you to get in touch with our Head Office Maintenance Department on 01489 585 599 as soon as possible to report any emergency repairs to your property.

What to do in an emergency – out of office hours

If you have an emergency out of our office hours please take the following steps:

  • Ensure that you are experiencing a true emergency and that the issue cannot be resolved during our office opening hours. Please note that an emergency is flood/leak, electrical failure, security issues or blockages.
  • If your issue is not classed as an emergency you should wait until office hours to report this issue.
  • IMPORTANT: If any false or non emergency call outs are subject to a call out fee and you will be liable for all costs associated.
